Tenancy Agreement Joint Landlords

As the lease is separate, no other tenants need to leave the property and the landlord will likely find another tenant to replace you. If your lease contains other designated tenants, this is a joint lease. If one of your roommates leaves the lease, you and your other tenants can pay the missing rent if your rental agreement states that you are „jointly and severally liable“. If you are not jointly and severally liable, the landlord must sue the absent tenant for unpaid rent. The remaining tenant is not entitled to a rental contract for the property. Sometimes, however, the landlord may decide to allow the remaining tenant to accept a new lease and stay in the property. However, as a tenant or tenant, you probably have an agreement with your landlord to pay the rent. A temporary lease is valid for a fixed period, such as six months or one year. A periodic rental agreement applies if you are not currently on a fixed-term contract and refers to the frequency of your rents.

For example, if you pay your rent once a month, you have a monthly periodic lease. If you did not agree on a fixed term when you moved into the property and your rental agreement started after 1 April 2007, you are legally entitled to a minimum duration of 6 months. Then you will be a tenant regularly, unless you sign a new lease. When a lease is awarded to more than one person, the tenants jointly own the lease agreement and are „jointly and severally liable“ after the contract.
