As the lease is separate, no other tenants need to leave the property and the landlord will likely find another tenant to replace you. If your lease contains other designated tenants, this is a joint lease. If one of your roommates leaves the lease, you and your other tenants can pay the missing rent if your rental agreement states that you are „jointly and severally liable“. If you are not jointly and severally liable, the landlord must sue the absent tenant for unpaid rent. The remaining tenant is not entitled to a rental contract for the property. Sometimes, however, the landlord may decide to allow the remaining tenant to accept a new lease and stay in the property.
